We don’t believe tenants should be charged excessive fees just for the privilege of applying for a new home. We at Eastside Properties are here to help you find your next home, easily with the least amount of hassle and cost. Our fee of £100 +VAT per tenant covers the cost of carrying out the relevant credit and referencing checks and is only payable upon submission of a completed application form.

References & Application Procedure:
On finding a property, you will need to complete a tenant application so that we can obtain financial, personal, professional and / or rental history references.
Our application procedure is fast and relatively easy to complete. Simply fill in the application form applicable to you and we take care of the rest.
If you are unable to obtain references, are a student or a first time tenant, don’t worry, there are other options available. You can either:
- Provide the details of a guarantor (subject to passing reference checks)
- You can pay the first 6 months rent in advance.
Tenancy Agreement:
After obtaining satisfactory references, we will invite you to sign the Tenancy Agreement for your chosen property. The Tenancy agreement is a legally binding document between you and the landlord. Our tenancies are Assured Shorthold Tenancies and unless otherwise stated, are for an initial period of 6 months.
Deposit & Rent:
Before you move into the property, we require one months rent in advance and a deposit the equivalent to 1 months rent as a security deposit. In accordance with legislation your deposit will be held by the DPS (Deposit Protection Service). Rent will be due monthly by standing order, which we set up for you when you sign your Tenancy Agreement.
Before you move in:
From the initial confirmation of references the process normally takes 2-3 days. Just before you move in we compile a detailed inventory outlining the properties contents and state of repair prior to you moving in.
As standard, we also manage all aspects of transferring the utilities over to your name so that you don’t end up paying for someone else’s bills!. Meter readings are taken on the day of hand over, transfer of names are organised and if applicable, standing orders set up.
Emergency Repairs & Maintenance Support:
When something goes wrong in your home, it’s good to know that there is someone there to put it right, fast! We have a dedicated maintenance staff that can be relied upon to provide help as and when required.
Notice & leaving your property:
If you wish to leave the property at the end of the agreement, you must notify us in writing 1 MONTH before you wish to leave. Our address is:

Under your tenancy agreement, you will be expected to leave the property as it was when you moved in. After an inventory check and property inspection, providing that all is satisfactory, your deposit will be returned to you within 10 days.
